
January has a way of cutting through the noise in the Denver housing market. Without the urgency of spring or the pace of summer, it gives us a clearer look at how buyers and sellers are actually behaving, not how they feel rushed to behave.
Here’s how we’re seeing the market right now.
Inventory Came Back Fast
One of the biggest shifts we saw in January was how quickly inventory returned.
A lot of homes came back on the market all at once. Many of them listings that were active last year, paused during the holidays, and reintroduced once the calendar turned. So while the jump in listings looks dramatic on paper, it’s not the same thing as a wave of brand-new sellers rushing in.
This matters because when supply comes back that quickly, it can change how the market feels almost overnight, even if buyer demand hasn’t really changed much at all.
Sellers Moved First, Buyers Are Catching Up
We also saw something that’s becoming pretty familiar at the start of the year.
Sellers re-entered the market faster than buyers, almost exactly the way they did last January. As we learned last year, buyers are going to take a little more time to get rolling.
Early in the year, sellers tend to move first. Buyers usually follow after they’ve had time to reset, reassess, and get comfortable again. That staggered timing is a big reason January data can feel uneven if you don’t step back and look at the pattern.
Why Homes Took Longer to Sell
You may have noticed that days on market moved higher in January. On its own, that can sound concerning, but the context matters.
What we’re really seeing is older inventory finally clearing. Homes that lingered late into 2025 are still closing, and as those sales work their way through the system, they naturally pull the median higher.
At the same time, newer listings are often moving more efficiently. So longer timelines don’t automatically mean buyers have stepped back. Sometimes it simply means the market is finishing what it already started.
Different Homes, Different Experiences
Looking at the market by home type helps explain why things can feel uneven.
As we’ve seen for a while now, detached and attached homes aren’t moving through this market the same way right. In January, detached homes generally sold at higher price points and moved through the MLS more quickly, while attached homes took longer.
Attached homes edged up about 1% in median close price this month, but they also spent roughly two weeks longer on the market, reinforcing that much of the remaining activity is coming from older inventory.
Where the Market Stands
Months of inventory moved higher in January, and that number tends to get a lot of attention.
The key thing to understand is why it moved, and that’s because homes came back to the market faster than buyers early in the year (not because buyers disappeared!). In fact, buyer activity under contract picked up as the month went on, which suggests demand is shifting forward rather than dropping off.
This is what a rebalancing phase looks like: more choice for buyers, more competition for sellers, and a market moving at a quieter, steadier pace.
A Quick Note on Closed Sales
Closed sales dipped in January, but that’s one metric we’re careful not to overread.
Most of the homes that closed last month went under contract in December, which is typically one of the quietest times of year. That’s why closed sales tend to tell us more about where the market has been than where it’s heading, especially in January.
Looking Ahead
Taken everything together, January feels a lot more like a market getting organized. Supply returned quickly. Buyers are re-engaging on a slightly delayed timeline. That creates more options right now, while still rewarding sellers who price and position their homes thoughtfully.
As we move into February and March, attention will likely shift toward newer inventory, with activity building steadily as seasonal momentum returns.
